Proposals

The proposed development referred to as 91 Guise Street or The Fields Stage 2, includes 193 lots of 5000sqm, on either side of East Tallagandra Lane, just north of the causeway. A development was previously proposed in this area in 2018 but rejected by YVC.  It was referred to as 91 East Tallagandra Lane. 

A meeting was held in the Sutton Hall on 1 April 2026 with over 70 community members attending.  Mr James Powderly, representing the developers, Ms Gayleen Burley, CEO Yass Valley Council, and Ms Sharon Langman, Yass Valley Council Consulting Manager of Strategic Planning, addressed the meeting. The proposal and the planning process were outlined.  The YVC endorsed the proposal at its February 2026 meeting, referring it to NSW Planning for Gateway consideration.  The proposal will be returned to YVC at some point, and should there be agreement to proceed, the proposal will be publicly exhibited for at least 28 days.  This will be our opportunity to formally respond. 

The SDCA met with NSW Planning on 28 April 2026 to outline the concerns of the local community, particularly with respect to the proposal not being consistent with either the YVC Yass Valley Settlement Strategy 2019 or the YVC Sutton Village Master Plan 2017. 

The SDCA will continue to liaise with NSW Planning and YVC on this proposal and we will keep you informed.
